Exterior Color Schemes for River Ridge Fairways Homes

A palette of fresh and modern colors

How to use the Color Scheme Book

As every River Ridge Fairways homeowner knows (or should know) the C C & R's governing our association require that each home is painted one of the approved color schemes.  The RRF Paint Color Committee recently completed a project to make it easier to choose paint colors for your home.  The Committee has released a binder containing samples of the approved color schemes and organizational charts clarifying the color numbers,  along with other useful items such as floor plans, discount coupons and the ever popular Architectural Modification Request

INTRODUCTION

When the River Ridge Fairways homes were built in 1988, sixteen color schemes were chosen to paint the five models, each model having three elevations. At some point after 1988, approximately 1995, seven additional color schemes were added.

GOAL

In February of 2007 the Board appointed a color committee and tasked the committee to develop a palette of fresher and more modern colors. The goal of the Board is to effect a transition to this 2007 palette. By slowly replacing the dated 1988 color palette and updating the 1995 color schemes with the addition of optional accent colors, the Board is taking a long term approach to enhancing the appearance of River Ridge Fairways. The new palette is comprised of the eleven colors combinations identified in this book as the 2007 Color Schemes.

The 1988 color schemes each had two colors, a stucco color and a trim color. These schemes will continue to be two-color schemes. The 1995 schemes originally had only two colors per scheme but the color committee has selected optional accent colors to coordinate with the original 1995 colors. The 2007 color schemes have optional accent colors.

CORRECTION--It has since come to the attention of the RRF Color Committee that the listing for the 1988 color schemes is incorrect. The stucco colors for the houses when they were built were color-coat colors from the stucco company, not Dunn-Edwards paint company colors. Therefore, the color schemes represented in this color book for the 1988 colors are actually a trim color and an optional accent color.  The Committee is working to determine what the original stucco colors were.  In the meantime, the Committee recommends the use of a stucco color as close as possible to the existing stucco color.

The 2007 color schemes have been developed by a paint color expert at Dunn-Edwards Paint Company, with the assistance of the RRF color committee. Contact a member of the Architectural Committee to borrow the Color Scheme Book.

EXPLANATION

A River Ridge Fairways Architectural Modification Request must be approved BEFORE any painting is done.(Copies of this form are available in this book)

To clarify the approved colors, the Board has listed the Dunn-Edwards color names and codes on the following charts. Schemes 1 thru 23 are the older colors. Schemes A thru K are the fresh modern color schemes. Since over the years paint color names and numbers have been changed, the charts will help you to identify the correct colors. The paint colors from 1988 are numbered 1 thru 16. The paint colors from 1995 are numbered 17 thru 23. These 1995 colors have been updated with the addition of optional accent colors (pending approval of the Board.)

HOW TO USE THE CHARTS

The 1988 paint color chart lists the name of the color, the old number of the color, the current number of the color (if available) and how to locate that particular chip on the rack in a Dunn-Edwards paint store. When you see "n/a" on the chart that means there is no current chip of that exact color, although the store can always mix that paint for the customer.

The 1995 paint color chart lists the old number, the current number of the color (if available) and how to locate that particular chip on the rack in the Dunn-Edwards paint store. The optional accent colors have only new numbers since they are all current colors and have just been added to the color schemes.

When you choose paint colors for your home, you must use the colors from one color scheme. Mixing and matching of colors from different color schemes will NOT be approved.

Be sure to obtain an actual color swatch for final selection and color matching. Do NOT rely on the color output of your computer monitors or color printers.

The RRF Architectural Review Committee requires that color chips be attached to the application.

Remember—the front door is NOT to be painted. If the door is looking weather beaten, sand and refinish with good quality polyurethane. White is NOT an approved color for your garage door. If you have a new sectional garage door installed, and if it is not in a color that is part of your home’s color scheme, the new door must be painted one of the colors of your home’s color scheme.
